The 270-villa project at Resort Cove is a premium residential development located in the Al Murooj district of King Abdullah Economic City (KAEC), approximately 100 km north of Jeddah. Developed by Emaar Economic City with an initial construction contract awarded to Ruwaad Construction Company (RCC) for approximately SR210 million, the project features a mix of attached and detached villas designed with Mediterranean and Spanish architectural themes. Strategically positioned along the Red Sea coastline near the Royal Greens Golf & Country Club, the construction utilized advanced infrastructure—including smart cooling and fiber-optic networks—to establish a high-end "resort-style" gated community. As of early 2026, the value of this district has been further bolstered by the grand opening of the neighboring Rixos Murjana, Saudi Arabia’s largest ultra-all-inclusive resort, which shares the same coastal "cove" ecosystem.

Reviewed claim for multiple cost and delay issues pertaining to the construction of 270 villas at Resort Cove in Saudi Arabia.
